Spruce 38 Garage Life Extension Repair Program

This project involved a comprehensive structural rehabilitation of the Spruce 38 Parking Garage, a multi-level post-tensioned concrete structure serving the University of Pennsylvania campus. The goal was to extend the service life of the garage through targeted repairs addressing deterioration, structural deficiencies, and waterproofing failures. The work was performed in a fully operational facility, requiring careful phasing and protection to minimize disruption to daily operations.

Scope items included:

  • Partial-depth and full-depth cast-in-place (CIP) concrete slab repairs
  • Post-tensioned (PT) concrete slab repairs
  • Overhead slab repairs requiring engineered shoring systems
  • PT and conventional CIP beam repairs
  • Vertical concrete repairs and column restoration
  • Installation of supplemental reinforcement and epoxy dowels
  • Routing and sealing of floor slab cracks
  • Expansion joint replacement with pre-compressed foam systems
  • Application of silane penetrating deck sealer across all levels
