This project involved the restoration of deteriorated masonry site walls and concrete elements at Lutron’s CB3 Building, focusing on the South and East elevations. The work addressed structural and aesthetic issues caused by long-term exposure and freeze-thaw cycles, with the goal of restoring integrity and preventing future damage.

- Site Wall Restoration:
- Removal of existing railings and flagstone coping.
- Demolition of loose and damaged brickwork.
- Installation of new brick and mortar to match existing building façade.
- Installation of new limestone copings with stainless-steel anchors and flashing for enhanced durability and moisture protection.
- Concrete Repairs:
- Removal of spalled and cracked concrete at steps and landings.
- Surface preparation and patching using high-strength SIKA repair materials.
- Reinstallation of railings with new base plates and wedge anchors to prevent future damage.
- Waterproofing Enhancements:
- Installation of stainless-steel flashing over cement washes above basement windows to prevent water infiltration and further deterioration.
- Finishing and Protection:
- Application of silicone sealant at all coping joints and railing base plates.
This restoration project resolved critical issues caused by failed flagstone coping and moisture intrusion, replacing vulnerable materials with durable, long-lasting solutions. The work ensures the continued safety, performance, and appearance of the CB3 Building’s exterior envelope.
