This project involved comprehensive building envelope repairs at The Philadelphian Condominiums, a large residential complex in Philadelphia. The work focused on restoring the integrity of the exterior walls, windows, balconies, and architectural features, while minimizing disruption to residents.

Key services delivered:

  • Façade Repairs:
    • Repointing of deteriorated brick masonry joints.
    • Crack repair in brick and concrete substrates.
  • Window and Door Restoration:
    • Removal and replacement of perimeter sealants at all windows and balcony doors.
    • Installation of preformed silicone splice joint covers at window heads, sills, and flashings.
    • Replacement of damaged or missing insulation infill at window frames.
    • Installation of new glazing seals and louver perimeter sealants.
  • Elastomeric Coating Application:
    • Silicone and acrylic coatings applied to masonry and concrete surfaces to restore waterproofing and aesthetics.
    • Coating repairs at window heads, louver perimeters, balconies, and concrete eyebrows.

This project illustrates a technically rigorous and resident-sensitive approach to façade restoration, combining high-performance materials with careful execution to extend the life and appearance of a landmark residential building.
