311 West Main Masonry Restoration

This project involved the meticulous restoration of the historic façade at 311 West Main Street in Lansdale. The work was designed to preserve the building’s architectural character while addressing structural and aesthetic deterioration across multiple masonry systems.
Key Services Delivered:
- Façade Cleaning: Comprehensive cleaning of all exterior surfaces including brick, terra cotta, and windows, using approved detergent-based methods.
- Masonry Repointing: Removal and replacement of deteriorated mortar joints in brick and terra cotta to restore integrity and prevent water infiltration.
- Terra Cotta Restoration: Included patching, crack injection, and replacement of damaged units with cast stone replicas. All terra cotta surfaces were re-coated and glazed to match the original finish.
- Sealant Replacement: Removal and replacement of perimeter caulking at windows, expansion joints, and pipe penetrations to improve weatherproofing.
- Window Restoration: Scraping, priming, and repainting of existing wood window frames, along with selective glazing sealant replacement.
- Structural Repairs: Installation of stabilization anchors for terra cotta units, inspection and reinforcement of decorative elements such as scrolls, medallions, and copings.
- Architectural Enhancements: Replacement of decorative trellises and coping stones with cast stone replicas, and installation of new designer stone-look coping.
